PPMA Peak Performance Maintenance Agreement
SAVE MONEY, TIME AND BAD EXPERIENCES WITH OUR PEAK PERFORMANCE MAINTENANCE AGREEMENT
On High Tech Air Conditioning we want to take care of your AC and your budget, that’s why we offer yearly maintenance plans for your equipment, since USD 220 per equipment per year.
Here’s all you can get from our team:
- Capacitors will be tested:
If the capacitors are in bad condition they can cause compressor and motor failures.
- Blower components will be cleaned and adjusted:
Dirty blower wheels can reduce air flow, which can lead to system failure, increased running time and increased costs.
- Evaporator coil will be inspected as required.
Evaporator coils become dirty because the air filters only collect part of the particles in the air, this is one of the main causes of compressor failure.
Therefore, the right size air filter should be replaced every month.
- Condenser coil will be cleaned:
The condenser will be rinsed with water (not chemical cleaning)
- Refrigerant charge checked by superheat/subcoolingmethod:
Inadequate charge can cause compressor shutdown.
- Unit disconnect will be inspected.
Fuses can blow if the disconnector is worn and overheated, this can be very dangerous.
- Auxiliary heat strips will be checked.
Improperly functioning heat strips can cause heat loss or increase the electrical cost more than necessary.
- Air filter will be replaced if supplied by customer.
If the air filter is restricted it can cause your air conditioning unit to waste energy and decrease the optimum life of the system.
- Thermostat will be checked and calibrations will be adjusted.
Every degree your air conditioning unit runs below 78 degrees can add 5-8% to the cost of cooling.
- Unit wiring will be inspected and electrical connections tightened
If connections are loose, they could cause electrical failure.
- Temperatures and pressures will be adjusted and recorded.
Vital equipment data can indicate potential problems, which can be eliminated, so a record will be kept with the unit that can reduce emergency service time.
- Relays and contactors will be inspected.
Loose cable connections and worn contacts can cause the motor or compressor to drop.
- Defrost timer will be checked.
If the defrost timer is not working properly, it could cause heat loss and may shorten the life of the system.
- Lubrication of motors and bearings.
If rotating equipment is poorly lubricated, it may fail.
- Motors will be inspected.
Motors are inspected to prevent failures
- Controls & safeties will be inspected and tested.
Failure of the controls and safeties to function properly could increase the cost of operation and cause other components to fail.
- Condensate drain will be cleaned and treated.
Algae can clogged the condensate drain which can cause costly water damage.
- Reversing valve will be operationally checked.
If the reversing valve is not working properly it can waste energy and cause heat loss.
Being a regular customer could bring you some benefits on your regular services, some of them are:
- 15 % discount on repairs
- Schedule preference for members
- No extra emergency call fee (regular fee no matter the hour)

REGULAR MAINTENANCE IS REALLY IMPORTANT
Increase the useful life of the Air Conditioner
Proper maintenance can extend the life of the air conditioner and prevent breakdowns. Normally, the useful life of this type of equipment is estimated between 10 and 15 years. Preventive maintenance is based on an exhaustive review of each air unit, which includes cleaning, review of parts, filters, etc.
Both in the business environment and in the family nucleus, today requires that attention be paid to expenses. Carrying out air conditioning maintenance is synonymous with savings, since a malfunctioning air unit can multiply the normal consumption of electrical energy by five or six.
Avoid health problems
In addition, the problems derived from an air conditioner that does not work well can affect health. Among the main problems we can mention bronchitis, rhinitis and pharyngitis, since the exposure to the air that circulates in the room is done through the filters. When the filters are not clean, they serve as a home for fungi and bacteria that greatly affect the human respiratory tract.
Goodbye to bad smells and sounds
During the changes of season, it is possible that the air conditioner emits bad odors if it has not been properly maintained. It is also possible that, due to lack of revisions, the equipment begins to emit sounds in the units that are inside the room.
